4310 Rockridge Road, West Vancouver, BC V7W1A7

Welcome to 4310 Rockridge Road, where luxury meets the Pacific Ocean. This gorgeous three level home features six bedrooms and five bathrooms with some of the most breathtaking panoramic views West Vancouver has to offer. It was masterfully rebuilt by premium Karnak pro builders and designed by the renowned David Christopher, all with the specific intent of capturing the natural surroundings and spectacular ocean views.

The gated entry greets you with a soothing and beautifully lit water feature, a triple garage with custom cabinetry, and parking for five vehicles. The front door impresses in a Mercedes black pearl, and the greatroom's 22-foot high vaulted ceilings invite you through the foyer into the heart of the home. Relax with an abundance of light and a massive floor to ceiling custom rock fireplace, exquisitely fashioned to match the exterior. Flowing through to the kitchen area reveals a massive 20x6 foot island with insert, and top-of-the-line appliances including a six-burner Wolfe range, Subzero fridge, Miele espresso machine, and wine fridge. The custom cabinetry throughout is finished with piano black doors, and the view through the southwest-facing windows is simply stunning. A few steps down from the main floor you find yourself in a highly efficient rec-room featuring a full media system and automated blinds to transform it into a theatre room on command. Around the corner is a guest bedroom with a full bathroom and steam shower, and - unlike most basements, an ocean view.

Heading all the way upstairs, you discover a master bedroom suite that's the epitome of tranquility, with a private balcony, state of the art fixtures, rain shower, soaker tub, private water closet, imported Italian tiles, and gas fireplace. The highest level of the home houses a private office with a walkout deck and breath taking views. Remote controlled lighting and surround sound make the home environment elegant, inviting and fully modern throughout; a Control 4 system allows complete control of the front door, garage doors, lighting, and entertainment systems. Stepping out through the sliding glass panel doors to the entertainer’s dream patio, you find a full outdoor kitchen with BBQ and pizza oven, complemented by the pool, hot tub, outdoor shower, and generous seating.

THE WINNING FORMULA

The West Vancouver single family home average price dropped 26% in six months from, and May saw a sales ratio of 7%, a significant buyers’ market. This home was brought to market off the MLS. The eventual buyer lived nearby and came through the first agents’ open house. After only 15 days on market (and three weeks prior to auction) we secured a binding offer that exceeded our pricing expectations, again, in a strong buyers’ market. The auction signage on a well-traveled road brought an unusual amount of agents and buyers through the home, but the family that made the first move was determined to sweep the seller of his feet, and succeeded in doing so.
